General Hints & Tips

Many individuals work hard to keep Foundry Square Gardens at such a high standard – from the maintenance staff to your Directors and fellow residents alike. Let us all continue to take great pride in living in such a pleasant and well maintained apartment block – if only there was an award for ‘Best Place to Live in York’!  

Important note about your Lease

Your lease governs everything that happens at Foundry Square Gardens so please ensure you have read it carefully.  It is vital that you are aware of the information contained in the lease, since; the Management Company may commence legal proceedings against you if you breach any terms of the lease knowingly or otherwise.

If you are a tenant,  we strongly recommend that you contact your respective Leaseholder / Landlord or Letting Agent to obtain your lease details if they have not already been provided to you.

General residents information

Below are a number of useful hints and tips to help new residents to settle in quickly and easily, and ensure that Foundry Square Gardens remains an enjoyable place for us all to live.

 

Entry doors & gates

A number of fobs provide entry for vehicles and pedestrians to the:

  • Main vehicle gates
  • Pedestrian gate
  • Building main entrance doors
  • Undercroft car park

These should have been provided to you directly at the commencement of your occupation/tenancy at Foundry Square Gardens.  

In the event that you lose your fobs, or need additional ones, they can be purchased through Town & City Management Ltd

Car parking

All apartments in John Walker House, and many in Gibson House, have an allocated, numbered parking space in either the Undercroft Car Park, or the numbered spaces outside John Walker House.  Please ensure that you only park in your own designated car parking space. 

You must only park a private motorcar in this space. Under the terms of the lease,  it is strictly forbidden to sub-let or otherwise loan your space to anyone other than a resident of John Walker House or Gibson House.  

Unfortunately there are no visitor parking spaces available within Foundry Square Gardens.  Visitors are not permitted to park anywhere on the development other than in your own space or one borrowed from another resident through the Foundry Square Gardens Parking Club.

Contractors working at your apartment must register with Minster Baywatch giving the dates and times of the work being carried out.  Following registration with Minster Baywatch, contractors' vehicles, if they cannot be accommodated in the apartment’s designated bay, are permitted to park in front of the electricity sub station.  They must not obstruct other vehicles, and must ensure that access to the bin store is available.

Rubbish disposal

Our bin stores have ample refuse collection boxes but are not equipped to dispose of your larger unwanted items and large cardboard boxes. Please ensure that you crush cardboard boxes, whenever possible, to minimise their space in the bins. 

For larger items please ring York City Council to arrange for their collection of your unwanted large items.  

You are obliged to advise Town & City Management that these items are awaiting council collection Leaving these items in the bin store without notification may result in a charge being levied against you.

Please:

  • Use the appropriate bin for disposal of all rubbish and recycling; e.g. bottles/glass, paper, general waste, etc. (This may seem an obvious statement, but unfortunately, it often does not happen!)
  • Ensure you bag all refuse appropriately prior to placing in the bins, to avoid unnecessary contamination  of the bins.
  • Do not leave rubbish bags, or any other items on the landings or hallways. This is unhygienic, unpleasant, and contravenes health and safety policy. In the event of an emergency, any obstruction in the communal landings/hallways could cause serious injury.    

Halls and landings

Do take special care when moving your furniture or other goods in, and out of the building as all damage to walls, doors, decoration, carpets, lift etc in the communal hallways/landings is your responsibility and you will be charged accordingly for all repairs.  

It is not permitted to leave bikes, pushchairs, prams, wheelchairs, etc in a communal internal area such as a hall, staircase or landing

Considerate neighbours are good neighbours

If you are entertaining in your apartment, please be considerate and observe the rules in the lease regarding noise nuisance and do not disturb your neighbours after 11.00 pm.  Loud music (classed as music that can be heard coming from your apartment by people either outside or in other apartments) must stop.  You are not permitted to entertain in the communal hallways/landings.  Please also be considerate of other residents when using your balcony.  

Barbeques are not permitted anywhere within the communal grounds of Foundry Square Gardens.
